This policy explains how Impera Properties uses cookies and similar technologies on our website, what they are used for, and the choices you have. It should be read alongside our Privacy Policy.
What are cookies and similar technologies?
Cookies are small text files that a website places on your device to make the site work, to keep you signed in, and to remember your choices.
"Similar technologies" include browser local storage, which stores small amounts of data on your device in the same way but is not sent back to the website's servers. Where this policy refers to cookies, it also covers these similar technologies.
Cookies may be set by us (first-party) or by the services we rely on to run the site (third-party). They may last only for your current visit (session cookies) or remain on your device for a set period (persistent cookies).
Our approach to cookies
We take a privacy-first approach. Today we set only the strictly necessary cookies required for the website and your account to work.
We do not use analytics, advertising, retargeting, or cross-site tracking cookies, and we do not sell or share your data with advertising networks.
If we introduce any non-essential cookies in future, we will update this policy and ask for your consent before those cookies are set.
Categories of cookies
Cookies are commonly grouped into the categories below. Only strictly necessary cookies can be used without your consent; all others require it.
- Strictly necessary — required for the site to function and for you to sign in and use your account. These are the only cookies we currently use.
- Functional / preferences — remember choices you make to improve your experience. We do not currently use these.
- Analytics / performance — measure how visitors use the site so it can be improved. We do not currently use these.
- Advertising / marketing — used to build a profile and show targeted ads. We do not use these, and have no plans to.
Cookies we currently set
The only cookies we set are strictly necessary, and they are set only once you sign in:
- sb-ujhbjfmjjaoqpzemibqc-auth-token — set by Supabase (our authentication and database provider) to keep you securely signed in. It holds your session and, because it can be large, is split into two parts (…-auth-token.0 and …-auth-token.1). Persistent — it expires roughly a year after you sign in, and is removed when you sign out. Strictly necessary.
Until you sign in, the site sets no cookies at all. Your cookie-banner choice is stored separately in your browser's local storage (not a cookie), so we can remember your preference; it stays on your device and is never transmitted to us.
Cookies we do not use
To be explicit, we do not use:
- Analytics or performance cookies (for example, Google Analytics)
- Advertising, marketing, or retargeting cookies
- Social-media tracking pixels or share-button trackers
- Any cookies that track you across other websites
We currently run no third-party analytics or advertising scripts on this site.
Third-party services
We rely on a small number of trusted providers to run the website. Any cookies they set are limited to what is needed to deliver the service:
- Supabase — authentication, database, and file storage. Sets the strictly necessary sign-in cookie described above.
- Vercel — website hosting and content delivery. May set strictly necessary cookies for security and load balancing.
We do not control cookies set directly by third parties; please refer to each provider's own privacy and cookie policies for details.
Your choices and consent
When you first visit, our cookie banner lets you choose:
- Essential only — only strictly necessary cookies are used.
- Accept all — permits non-essential cookies as well.
Because we currently set no non-essential cookies, choosing "Accept all" does not enable any additional tracking today — it simply records your preference for the future. If that ever changes, we will update this policy and the banner first.
You can change or withdraw your choice at any time using the "Cookie settings" link in the site footer, which re-opens the banner.
Managing cookies in your browser
You can also view, block, or delete cookies through your browser settings, usually found under Settings, then Privacy or Security, in Chrome, Safari, Firefox, and Edge. Your browser's help pages explain the exact steps.
Please note that blocking strictly necessary cookies may stop parts of the site from working — for example, you may not be able to stay signed in.
Do Not Track and global privacy signals
Some browsers can send "Do Not Track" or Global Privacy Control signals. Because we do not track you across sites or run advertising or analytics cookies, there is currently no cross-site tracking for these signals to switch off.
If we introduce analytics or similar tools in future, we will set out how we respond to these signals at that time.
Applicable law
We aim to handle cookies in line with the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, where relevant, the DIFC Data Protection Law. For visitors in the EEA or UK, the EU General Data Protection Regulation and ePrivacy rules also inform our approach, under which strictly necessary cookies are exempt from consent and all others require it.

Changes to this policy
We may update this Cookie Policy from time to time — for example, if we add new cookies or change providers. The "last updated" date at the top of this page reflects the latest version, and we will always update this policy before enabling any new non-essential cookies.
